When clients reach out to our office, I’m usually the first person they hear from. I’m Priya, and I founded Limestone & Lacquer Painting Co. in 2015. But once a project kicks off, the person running your job site is Mateo Flores, our Field Superintendent. With 15 years of hands-on experience in cabinet refinishing and exterior preservation, Mateo oversees every step of every project we take on.

I want you to introduce him properly, because the person managing your crew matters just as much as the paint on the walls.

## The Problem with Subcontracted Painting Crews

The reason I started this company was a frustrating renovation experience on my own historic home near the Georgetown Town Square. Contractors who wouldn’t return calls, skipped days of work, or delivered sloppy results. One crew turned out to be subcontractors who had never spoken with the general contractor about the project scope. That experience showed me how much can go wrong when nobody on site truly owns the outcome.

It shaped a core principle at Limestone & Lacquer: **no subcontractors, ever.** Every painter who walks onto your property is our full-time employee. They are trained on our prep-first process, covered under our workers’ comp policy, and answerable to Mateo directly.

## A Typical Day on Site with Mateo

His title is Field Superintendent, but here is what that looks like in practice on a typical exterior project.

**Morning setup.** The crew covers landscaping, walkways, and anything not getting painted. In older neighborhoods near the Town Square, that often means carefully masking limestone accents and wrapping period-appropriate porch details.

**Surface preparation.** This is where Mateo’s crew spends the most time, and it is the step most painters rush. Pressure washing comes first, followed by scraping, caulking open joints, and priming every bare spot. On historic homes with aged wood siding, careful hand-scraping replaces aggressive power washing to protect original trim profiles. **Painting.** Two finish coats, applied methodically and following the shade around the house to avoid painting surfaces that are too hot from direct sun.

**Daily cleanup.** Tools stowed, walkways cleared, ladders secured. Your driveway and yard are usable every evening.

**Final walkthrough.** Mateo walks the entire property with you. Anything you spot gets addressed before the crew packs up.

## Why Prep Matters Even More in the Texas Hill Country

Central Texas is hard on exterior paint. Summer temperatures regularly push past 95 degrees, intense UV exposure fades and chalks coatings faster than in milder climates, and humid spring weather promotes mildew on shaded eaves and north-facing siding.

Cutting corners on prep in these conditions means the new coating starts failing within a year or two. Unsealed caulk joints let moisture penetrate behind the paint film. Loose old paint that is not properly scraped will bubble back through the fresh topcoat. Skipping primer on bare wood causes adhesion failure once summer heat cycling begins.
